Energy Performance Certificates

The Energy Performance Certificate is the form that classifies a building into categories based on its energy efficiency. Its acquisition from the property owner is required to allow any transaction regarding the property (sale or lease). The categories of classification of a property range from A + to H, while in the same form there are proposed improvements in the energy performance of the building.

FAQ:

1) Is the energy performance certificate mandatory?

Α. : Article 14, paragraph 3 of the Regulation for Building Energy Performance dictates that the registration number of the certificate must appear in all private or notarial lease and all transfers (sales) of buildings or parts of buildings and the relevant form should be attached.

2) Which property does the certificate apply to?

Α. : It applies to all properties (houses – buildings – shops – offices, etc.) over 50 sq.m. (Completed or under construction).

 

EXCLUDED:

2.1  Properties of total area equal or below 50 sq.m. (Completed or under construction).

2.2  Land without buildings.

2.3  Buildings or parts of buildings occupied by industries, workshops, providing services and major electrical equipment (factories, workshops, carpentry, dry cleaners, etc.).

2.4  Buildings or parts of buildings used for storage of goods, animal housing, storage facilities (warehouse stores, barns, sheds, stables, pigsties, etc.).

2.5  Buildings or parts of buildings used for parking cars, bicycles, tricycles, gas stations and car washes.

2.7  For the transfer of old buildings if they are tax deductible and demolished within six months of signing the relevant contract.

2.8  Distributions co-owners of property and real estate exchanges with buildings.

2.9  Parental benefits, donations, remuneration heritage property with buildings.

2.10  Recommendation horizontal properties existing or future buildings.

3) What are the documents required for issuing the certificate?

Α. :

3.1  Full details of the owner (identity – tax number – address, etc.).

3.2  National property registry code (where applicable).

3.3  Planning and Building permission.

3.4  Top view of property validated by urban planning authority.

4) What is the validity period of the certificate?

Α. :

The energy performance certificate is valid for 10 years from the date of classification of the building into an energy class and does not require updating, regardless of how many times it is leased.
